This project began by amalgamating two existing lots, a corner site and adjacent block, and dividing them into 3 lots on which 3 townhouses are developed. The three townhouses share a below ground parking area accessed from the side street, which has 6 bays, and a store and separate secure entry stairwell to each individual townhouse.
The ground floor of each townhouse contains two secondary bedrooms each with a built in robe, and a master bedroom with robes and ensuite. There is a separate bathroom and laundry on the ground floor, along with a separate lounge/entertaining area which opens onto one of the two decks that are situated at the front and rear of the townhouse.
The first floor contains the main living area with an open plan kitchen with scullery, dining, and living area opening onto a generous balcony with views to the ocean. Beyond the living space on the first floor is a generous master bedroom with ensuite and walk in robe, a small study area, and a separate powder room.
The townhouses each have a raking roof oriented to the north with highlight windows that allow sunshine to fill the unit with light, as well as providing natural ventilation. The lightwell extends through the stair void in the first floor providing natural light to the ground floor. The external walls are highly insulated with Equitone fibre cement panels giving a concrete look without the poor environmental impact of solid concrete. In addition there are panels of light timber look weatherboard cladding. The master bedrooms have a large window set in a corten steel window box with louvres for privacy and sun protection from the westerly sun. Living areas and rear courtyards are located to maximise northern orientation and light.
