The design for this development involved the subdivision of the land into 2 parcels each with street frontage for the development of 2 townhouses. The townhouses are mirrored along a partition wall with slightly different levels determined by the slope of the land and street. Each lot has a separate entrance pathway along the side boundary, arriving at the entry door and canopy. Each townhouse has a double garage that is accessed by a shared laneway to the rear. The garage is separated from the house by a garden and covered alfresco area. A ground floor lounge/entertaining room opens up to the alfresco area, with a laundry built into the corridor that also opens onto the alfresco area.
The ground floor has two bedrooms with built in robes, and a separate bathroom and powder room with a laundry built into the corridor . One of the bedrooms opens onto the front courtyard and garden area.
The first floor has the main open plan living, kitchen and dining area connected to the front balcony with views of the ocean. The master bedroom with walk in robe and ensuite has a small balcony that looks out to the ocean over the entrance path and to the side of the lot. There is also a fourth bedroom with a built in robe and a separate bathroom. Above the garage on each lot is a small self-contained studio unit with a bathroom, and an area that functions as a bedroom, with a kitchenette and living space looking over the laneway. This unit has its own separate entry off the laneway, but can also be accessed from the garage.
Care was taken to ensure each townhouse feels open and light-filled whilst retaining privacy. Outdoor space to the first floor has been addressed by the inclusion of deep set balconies that extend the full width of the house and are an extension of the open plan living areas. The depth of the balconies ensures privacy to the adjoining balcony and neighbours with its expansive use of perforated screen panels. A large linear rooflight over the stairs allows the townhouse to receive lots of natural light and feel connected to the outdoors. The townhouses are finished in a combination of red face brick, light grey rendered brick, dark grey metal seam cladding, with timber lined soffits.
